What is Infrared (IR) Thermographic Inspection?

This inspection uses a thermal camera to identify heat patterns that may indicate inefficiencies or worse, risks. Often referred to as a non-contact, non-invasive inspection method, it can detect electrical issues such as loose connections, faulty fuses, defective breakers, damaged switches, overloaded or imbalanced circuits, and more hazardous electrical conditions. 

 

Thermography is a core component of a comprehensive Preventive Maintenance and Electrical Safety Programs. It helps protect electrical systems by surfacing issues early, before they become damage, incidents, or unplanned shutdowns, reducing risk, minimizing downtime, and protecting employees. IR thermography also provides a fast, non-destructive way to screen for thermal patterns associated with moisture intrusion and heat loss, so you can investigate and correct problems before they spread

Electrical Thermography Inspections

The most common and most critical IR application for commercial and industrial facilities. We scan all energized electrical distribution and control equipment under normal operating load: panels, switchgear, transformers, MCCs, bus ducts, and more. Every finding is severity-rated and delivered in a detailed report built for maintenance scheduling, insurance submissions, and NFPA 70B compliance documentation. If your facility operates under NFPA 70B — which since 2023 means virtually every commercial and industrial building in North America — this is where to start.

Every inspection is performed by Level II or Level III certified thermographers, the same professionals we train and certify across the industry.

Florida Building Recertification IR Inspections

Florida law requires infrared thermography of electrical systems at 400 amperes or greater as part of mandatory building recertification — statewide following the 2022 passage of SB 4-D, and in place in Miami-Dade and Broward for decades. The rules around who qualifies are strict: Level II certification minimum, seven-plus years of commercial experience, and a compliance-ready written report. If your building is approaching a 25-, 30-, or 40-year recertification milestone — or you manage a portfolio with Florida properties you need to know about this process that includes IR inspections.

Guidant meets every qualification the mandate requires. Our reports are considered the standard to follow in several counties, and they are prepared to satisfy both the building official and your insurance carrier.

Flat Roof Infrared Moisture Surveys

Moisture trapped inside a flat roof system doesn't announce itself until the damage is already extensive and therefore, expensive. Infrared thermography is the most effective non-destructive method for detecting it, exploiting the difference in how wet and dry insulation release heat after sunset to map moisture infiltration across the entire roof surface, even beneath a membrane that appears perfectly intact. If you manage a facility with a flat or low-slope roof, you are approaching a purchase or lease transaction, or want to inspect while a new roof is still under warranty, this is the application to understand.

We follow ASTM C1153 methodology, with both ground-level and aerial drone options, so the survey scope is never limited by roof size or access.

Building Envelope Infrared Inspections

Energy escaping through walls, ceilings, and windows is one of the largest controllable costs in commercial facility operations — and one of the hardest to pinpoint without the right tool. IR thermography simultaneously reveals insulation gaps, air infiltration pathways, thermal bridges, and moisture intrusion within the building envelope, without opening walls or disrupting operations.

   

If rising energy costs are unexplained, if occupant comfort complaints persist despite HVAC adjustments, or if you're pursuing LEED documentation, an envelope inspection provides the actionable evidence you need to act.
